U.S. Builder Sentiment Hits 12-Month Low

Builder confidence has just reached its lowest point in a year, and for those of us who have witnessed market cycles across Middle Tennessee since the late '80s, these numbers tell a clear story. The latest index dropped 3 points to 32, with current sales conditions at 35 and six-month expectations at 37. Buyer traffic remains steady at 23, but nearly 4 in 10 builders are cutting prices, and incentive use is up—now two-thirds of builders nationwide are offering them. Mortgage applications for new homes have fallen for a fifth straight month as average 30-year rates hold in the high-6% range. Many large builders are offsetting these higher rates with builder-paid rate buydowns, helping buyers lock in mortgages below market rates—something I’ve seen firsthand help keep deals moving when rates are challenging. With 30-year rates hovering around 7%, projections suggest we’ll be living with elevated rates into 2027. As a broker who’s mentored clients and agents through shifting markets, I know how crucial it is to navigate these changes with strategy and local expertise.
