Just 1.8% of Tennessee Homes Are Vacation Homes

Tennessee’s vacation homes make up just 1.8% of the state’s housing—about 56,500 out of 3.14 million homes as of 2024. That means vacation and second homes remain a fairly rare slice of our real estate landscape, placing us 11th lowest in the country for second-home concentration. For me, having lived and worked throughout Middle Tennessee for decades, these numbers confirm what I see on a daily basis: our market is primarily focused on people’s everyday living needs, not just seasonal escapes. With the median home price-to-income ratio near 4, affordability is still front and center for many Tennesseans. In fact, nearly half of renters here—about 49%—are considered cost-burdened. It’s a reminder of why how we use our housing stock matters so much, especially in a state where vacation homes aren’t the driving force. As someone who’s passionate about helping families and individuals find homes that truly fit their lives, I keep a close eye on these trends to better serve my clients and our community.
