Yet, even with more choices, buyer demand held steady\u2014pending sales didn\u2019t budge, closed sales dipped about 1%, and prices set a new record while mortgage rates hovered near 7%.<\/p>\n<p>It\u2019s interesting to see more homeowners choosing to list, as rate lock-in loses its grip and life changes encourage moves. Sellers are adapting to a slower pace, giving buyers more space to compare options and negotiate. In fact, around 60% of homes sold below their original asking price by mid-Q3, so buyers had room to discuss price, repairs, or even walk away if needed.<\/p>\n<p>While high costs and steady demand remain hurdles, the current climate feels friendlier for buyers who are ready to purchase\u2014there\u2019s more room for negotiation and selection than we\u2019ve seen in recent years.
