In Q2 2026, US home prices technically continued to climb, but after adjusting for inflation, we saw real values slip for the 13th consecutive month. One federal index even stayed flat from mid- to late-Q2\u2014reminding us that nominal appreciation doesn\u2019t always translate to greater buying power. Nationally, yearly appreciation ticked up to about 1.5% in late Q2 (from 1% mid-quarter), but that\u2019s still trailing inflation, which is hovering around 3.5%. Even with these pressures, it\u2019s notable that a key federal measure has shown positive annual appreciation every quarter since early 2012, proof of real estate\u2019s resilience in the big picture. But there\u2019s no ignoring the challenge: affordability remains front and center, with typical monthly payments on existing single-family homes rising again, making things especially challenging for first-time buyers.
