Why American Buyers Are Finally Getting Leverage

After years of tight competition and fast-paced bidding wars, buyers are starting to find their footing again in many markets. As someone who’s been helping clients navigate Middle Tennessee’s real estate landscape since 2005, I’m seeing more opportunities for buyers to negotiate—whether that’s thanks to increased inventory or creative incentives from builders, like mortgage-rate buydowns and price adjustments. With more homes to choose from, there’s finally room to compare options instead of feeling pressured to make snap decisions. Elevated mortgage rates are still giving some buyers pause, so it’s important to weigh the pros and cons and take advantage of any flexibility in negotiations. I always enjoy guiding clients through these evolving conditions, drawing on my experience as a broker and my involvement with the Women’s Council of Realtors. The market is shifting, and it’s refreshing to see buyers gain a bit more leverage.
